04How a Metro Vancouver clinic build runs, step by step

A clinic in Metro Vancouver lives and dies on its permits, its health-authority review and its equipment coordination — the construction itself is the straightforward part. Here is how Enduro runs one:

1. Feasibility & budget

   We walk the space, test your clinical program against the base building and lease, and give you an early, honest number — so you know what fits before design and equipment get expensive.

2. Design & equipment coordination

   We work alongside your architect, mechanical and medical-equipment consultants, cross-checking drawings for buildability and code — BC Building Code, accessibility, infection control, and the air, power and plumbing your equipment vendors require.

3. Permits & health-authority approvals

   Most clinic build-outs need a City of Vancouver building permit, with trade permits usually rolled into it. Certain medical and dental facilities also need Vancouver Coastal Health or Fraser Health review or licensing. We coordinate both tracks in parallel, and before demolition arrange the WorkSafeBC-required hazardous-materials (asbestos) survey by a qualified person.

4. Procurement & long-lead

   We lock trade and material commitments at agreed prices and place long-lead orders early — medical gas, specialty casework, imaging shielding and clinical equipment — so nothing stalls your opening date.

5. Construction

   Subcontracted trades are sequenced and managed under one contract, with a super on site running trades, deliveries and safety day to day. We file the WorkSafeBC Notice of Project where the work requires it, hold infection-control measures on active sites, and check quality as it's installed.

6. Commissioning, closeout & warranty

   We work the deficiency list to zero, prove HVAC, medical gas, electrical and life-safety systems, verify air-change and pressure relationships, and hand over the keys with as-builts, warranties and O&M manuals so your team can run the clinic.

Clinical space costs more than general office — specialty plumbing, medical-grade air, hygienic finishes and infection control all add up. Cost is driven by the level of clinical fit and how much base-building and mechanical work the space needs.

06How long it takes

How much does a medical or dental clinic fit-out cost in Vancouver BC?

A light clinic refresh is primarily finishes and like-for-like work; a complete medical or dental build-out adds specialty plumbing, ventilation and hygienic finishes; imaging, medical-gas and negative-air rooms add another layer of systems and coordination. The existing building, services and finish level determine the actual number, which Enduro confirms from drawings and a site visit. Clinical space costs more than general office because of specialty plumbing, medical-grade air, hygienic finishes and infection control. These are scope bands, not a quote — Enduro confirms your number in writing after a site visit.

Does Enduro build hospitals?

No — Enduro builds clinics and medical-adjacent spaces, not hospitals. Our clinical experience is in fit-outs: physiotherapy and wellness clinics, clinical and health research labs, and nurse-practitioner and nursing-simulation training space. That carries directly into medical and dental clinics, but we don't present ourselves as a hospital or acute-care builder.

What clinical spaces can Enduro build?

Medical and dental clinics, allied-health and physiotherapy clinics, wellness and rehabilitation studios, medical office build-outs, sterilization and CSR rooms, dental operatories, clinical and health research labs, and health-training space such as nurse-practitioner and nursing-simulation rooms.

Do clinic fit-outs need health-authority approval in Vancouver BC?

Often, yes. Alongside the City of Vancouver building permit, certain medical and dental facilities need review or licensing through Vancouver Coastal Health or Fraser Health, and some diagnostic and procedure spaces trigger accreditation requirements. Enduro coordinates the building permit and the health-authority process in parallel so the two tracks move together.

Can Enduro install medical gas?

Enduro coordinates medical-gas rough-in where a clinic requires it — oxygen, vacuum and scavenging — through certified installers working to the Canadian medical-gas standard (CSA Z7396.1), with the required verification. As the prime contractor we plan, sequence and manage that specialty trade; the certified install itself is done by the licensed specialty trade.

Can you build infection-control and negative-air rooms?

Yes. Clinical fit-outs routinely need infection-control measures during construction (hoarding, sealed zones, negative-air containment) and permanent measures in the finished space — negative-pressure or isolation rooms, medical-grade ventilation and air-change rates, and seamless, cleanable finishes. We build to the design your consultants specify and commission it before handover.

Can you build while our clinic stays open?

Yes. We schedule disruptive work after hours, hoard and seal the work area, run dust and negative-air control to protect patients and staff, keep exits and life-safety live, and phase the build so treatment can continue in the running part of the clinic.

Should I hire a GC or a construction manager for my clinic build?

Hire a general contractor when the design and equipment are settled and you want one firm to hold the contract and hand you a finished clinic. Hire a construction manager when you want to stay owner-side with an open-book budget while design or equipment selection is still moving. GC to build it, CM to steer it — Enduro offers both.

How long does a clinic fit-out take in Metro Vancouver?

A straightforward clinic fit-out often runs a few months end to end. Construction itself is typically 8–20+ weeks, but permitting, health-authority review, equipment lead times and design coordination usually drive the overall schedule.

Are you licensed and insured to work in BC?

Yes — Enduro is a licensed BC builder, bondable and insured, and WorkSafeBC registered. On commercial and clinical work we file the WorkSafeBC Notice of Project where required and coordinate any hazardous-materials survey the demolition scope calls for.
