Yes. Enduro is a WorkSafeBC-registered commercial contractor, licensed to operate in the municipalities where we build and covered by commercial general liability insurance, with bonding available on projects that require it.

Yes. We coordinate building permits, trade permits and city inspections as part of the work, and we know the approval processes across Metro Vancouver’s municipalities. Getting that mapped early is one of the biggest levers on your schedule.

Both. We regularly build from your architect’s and designer’s drawings, and we can bring design partners to the table for a design-build or design-assist approach. Getting a contractor involved early usually saves time and money later.

It depends on size, complexity and permitting — most commercial interior projects run from a few weeks to several months. The single best way to protect the schedule is to involve us before the drawings are final.

Costs vary widely with the space, its condition and the level of finish — the only reliable number is a real estimate on your actual scope. We price transparently, so you can see where the money goes before committing.

We price openly, flag long-lead and high-risk items early, and manage every change through a clear, documented process — so there are no surprises at the end. On construction-management projects you see real costs as they come in.

We work with a vetted network of Lower Mainland trades and hold them to our standards for quality, safety and schedule. As your contractor, we coordinate that work and stand behind all of it.

A TI allowance is a contribution from the landlord toward improving a leased space — usually quoted per square foot and negotiated into your lease. Costs above the allowance are typically the tenant’s, and we can build to whatever the allowance and lease define.

Generally, permanently affixed improvements become the landlord’s at lease-end, while trade fixtures and equipment you install usually remain yours — but your specific lease governs. It’s worth confirming those terms before you design.

Most commercial tenant improvements need stamped drawings and a building permit — especially when the work touches walls, washrooms, exiting, or plumbing, electrical and mechanical systems. We’ll tell you early what your scope will require.

Yes. We routinely phase the work, seal off active areas, and schedule noisy or disruptive tasks after hours or on weekends so your business keeps running.

Yes — it’s one of our strengths. We’ve delivered projects inside working laboratories and other live facilities where dust control, containment, safety and keeping the building running are non-negotiable.
